3 Reasons Why We Buy Houses in Augusta GA

Hey guys and gals, it’s Hieu with HBI Home Solutions, we’re a local house buying company in Augusta GA. In this post I’ll walk you through why we love buying houses in the Augusta area so much, and why the Augusta market makes sense to buy investment properties. If you’re thinking about selling your August house fast, please contact us by submitting a form about your property, link in the description. Without further ado, let’s jump right into it.

Savannah River and Augusta, Georgia, USA Aerial.

1. Affordable housing price

As you know real estate values have gone up like crazy in the last few years. In 2021, the median home price in the US is now more than $400,000. We’re facing a serious affordable housing issue here in the state. However, according to Zillow, the median home price of Augusta is only $150,000. This is less than half the national median. Our dollars go further when we buy houses in Augusta. With that being said, this good price may not stay here much longer, since Augusta sees a 20% increase in housing price already over the last year.

2. Strong and diverse economy

When we decide Augusta as a location to buy houses in, we look at its economy very closely. After all, real estate tends to trend upward at locations where the economy is booming. Despite the low housing price, Augusta has quite a strong and diverse economy.  Augusta is home to Fort Gordon, a military base famous for cyber security technology. This army base brings a ton of jobs to the area and it’s not going away any time soon. We buy a lot of Augusta houses from Military Personnel who come and go to the area every few years.

Augusta is also known for its higher education system. It is home to Augusta University, which has very good Medical programs and IT programs. Many houses we buy in Augusta come with student renters, who attend Augusta University and always pay rent on time.

Another major leg of the Augusta economy is the medical district near downtown. Inside this area, there are a large number of hospitals and health centers. Many patients from out of town visit Augusta just for healthcare reasons alone. Since we’re only living longer in the future, the medical district will secure a lot of prosperity to the Augusta Economy. We have bought a few properties in Augusta just to turn it into short term rentals for traveling nurses.

The final characteristic of the Augusta economy is manufacturing. Augusta is home to Club Car and Textron, the two largest golf car manufacturers in the world. In addition, there is Kimberly-Clark, John Deere, Rolls-Royce, Bridgestones, and dozens more manufacturing companies all within commuting distance. This is why we love to buy houses in Augusta since there is a high demand for rental homes for the workers of these companies.

3. Laid-back environment

Although Augusta is the second-largest city in GA, we do not feel the “big-city” atmosphere here at all. The city is decently spread out so that there is virtually no traffic, even during peak hours. It has a very laid-back environment and people tend to not be in a hurry at all. Most of the people we talk to, like sellers, lenders, and contractors, are very easy-going and down-to-earth. For the most part, it has been a smooth and stress-free experience to buy houses in Augusta.

That concludes the 3 reasons why we love buying houses in Augusta so much. HBI Home Solutions has been buying on average 2 properties per month in Augusta and the surrounding area.
