Hey everybody. It’s Hieu Bui with HBI Home Solutions again, and today I’m going to show you what we look for as a cash home buyer when we enter the house and looking at a potential deal. So right now I am in Augusta GA 30909, and just checking out a house for a seller that we want to buy from. And yeah, let me flip around this camera and show you what we’re looking at here.

So first and foremost, we spend a lot of time in the kitchen. The reason is because if you think about it, the kitchen and the bathroom are the two most expensive parts of a house, right? If you were to spend money, fixing it up something, the kitchen is where you’re going to spend the most amount of money, just because the kitchen have all the electrical, all the plumbing, things can break. Cabinet is expensive, countertop expensive. So we definitely want to spend a ton of time looking at the kitchen. And so overall just get a feel for how the kitchen look in general. For example, this kitchen doesn’t look too bad. I think the countertop is kind of nice. The sink is in pretty good shape and definitely the cabinet is reusable.

Now we have two options for the cabinet. This is a little bit outdated, but I think it’s functioning pretty well. So what we can do is sometime we’ll replace cabinet, but sometime we just paint over it, if the cabinet is in good shape. I think countertop is in good shape as well. So definitely if you want to sell your house fast in Augusta, you definitely need to pay attention to the condition of your kitchen. Generally the worse the condition of the cabinet and the countertop and the appliances, the lower the value of your house going to be. So that’s enough for the kitchen here. And if we have to replace the shower, it’s going to cost pretty much, I would say a few thousand dollars. So definitely want to pay close attention to the shower. Now, in this case, the color look pretty ugly, but the shower is in good shape. So we can either re tile the whole thing, or we can just paint over it. So there’re two options. And also looking at this vanity right here, definitely going to replace the vanity because it’s outdated and it’s not big enough for today use. And generally it is easier to replace vanity than a shower. So if we can, we always aim to do that. Now we’re looking at this toilet right here now is clean. But then, like I said, the color is pretty much like 50 years ago kind of color. So that needs to go if we rehab this property.

And after the kitchen and the bathroom, the next thing I usually look at is the flooring, because it’s expensive to replace the flooring. Typically for houses like this we’ll replace all the carpet because the house has been lived for quite a while. So the carpet is not going to be in tip top shape anymore. And our new buyer usually they need new carpets. So, carpets replacement is a must. But keep in mind carpets, we only like to do it in the bedrooms. And anything in the hallway or in the kitchen and bathroom, we usually use a product called Luxury Vinyl Plank, LVP. And the reason is, it’s waterproof, it’s durable, it’s trendy. And people love it. Definitely using LVP anywhere outside of the bedrooms. And yeah, as you can see here, all the flooring here needs to be replaced. So, the nice thing is if the homeowner sell fast to a cash buyer like us, then we would replace all flooring so that they don’t have to. Basically they can just leave the house exactly like this, and we’ll come over and we do our job.

So next after flooring is the condition of the walls, the ceiling, and any paints that need to get done. Obviously you have a bunch of wallpaper in here and it just doesn’t match today’s trends. So walls paper also need to be torn down and to replace.

So, these are the major items to look for when you want to sell your house fast and to assess the condition of your property. Like I said, in the order of the kitchen, bathroom, kitchen, bathroom, flooring, and paint, these are the four most important item. Of course, everything else is also have to be taken into account. But those four item is what you want to spend the most time on. And usually like the lower condition of those four items, the lower the value of your home is going to be.
