This house is in Augusta. We bought it for cash a while back. Actually, we bought it subject to the existing mortgage, and we continue to make payment on behalf of the seller. But anyways, this house has some serious foundation issue and we had to spend a lot of time and money to fix it up.
But just want to show you guys the process and let you know that we also buy houses with serious foundation issue as well. We’re coming in from the front door right here. And they just honked at me. Obviously, we have to pull up all the carpets to be able to get access to the underneath flooring. We pulled up some of the laminate as well. And if you go over here, you kind of see how they fixed the foundation with these steel beam that they buried all the way underneath the ground and just support the concrete, making sure that the slap doesn’t settle anymore. So honestly, we had to put 20 beams around this entire house, and you can kind of see, they put a lot of beams in this bedroom alone because it was settling pretty bad. The beam is going to support the weight of the house and prevent it from falling any further.
And the great thing about this is, they offer lifetime back warranty. I couldn’t even open the bathroom. They offer lifetime guarantee that these house, these concrete will not settle anymore. So they put one near the bathroom here. Yeah. But it’s going to prevent the house from going down any further. And they do offer lifetime warranty, and we transfer that warranty to our buyer when we go around and sell it. Because it’s going to be pretty nice for the end buyer not having to worry about the foundation of the house.
See, they put some in this bathroom right here. And of course, some across the living room and quite a few in here as well. I think they ending up putting 20 total. And also they can raise up the house by go into the slap and push up to make sure that the house is level a little bit. It’s not going to be perfect. It’s not going to be perfect level. You kind of still see some small slope, but at least the slope won’t get any worse. That’s the key point. It would not get back. It’s basically stabilized for the remaining duration off the house. And they do offer warranty on it. So anything were to happen, they’ll come out to fix it, And that’s really how we buy houses with foundation issue.
This one cost, jeez, a lot of money to fix, because we had to put a lot of piers, and steel costs has been rising a lot in the last year. I think my price went up by 40% comparing to last year when I do this.
Over at this section of the house, it doesn’t look too bad. So we do not bother with putting any piers to fix the foundations. We’re just going to do a basic cosmetic touch-up like paint, flooring and kitchen appliances, all these basic things after the foundation guys are done. Then we’ll go ahead and we’ll finish up everything, and you wouldn’t even be able to tell that it used to be like this.
And you see they have these concrete filler right here that they are going to put underneath the ground so that they fill up all the holes. So you’re not going to see a big hole on your floor. Fill all these up. And of course, you’re going to put finished flooring on top as well. I think we’re going to go with laminate in the living room and carpet again in the bedroom. So that’s working now pretty good. They should be cleaning up after they’re done. So I don’t get left holding the bag. But, yeah, it’s just a basic walkthrough of what the house look like right now.
