What’s going on, everybody? It’s Hieu Bui with HBI Home Solution. I’m doing a walkthrough on a property that we’re about to buy at the end of January, so just kind of show you guys what I have going on here. This property is on Belair Road, Augusta 30907. We buy this house subject to the existing mortgage. That means that we will be taking over the payments and we will not apply for a new loan. The seller is kind of in a sticky situation where he is late on the payments. He doesn’t have the money to keep up with the house, and he might even let it go to foreclosure before we talk to him. Of course, if we buy from him and then take over his payment, then we’ll catch up on any unpaid balance and make sure that his mortgage is now current. This way, he doesn’t have to face foreclosure and his credit will not be ruined. It’s a great way to stop foreclosure from happening in Augusta.
We can buy these houses extremely fast. We can close as soon as seven days if that’s what it takes. Sometimes, in a foreclosure, sellers wait until the last minute to reach out for help. They’re, literally, a few days away from foreclosure and we will be able to step in and stop the foreclosure and help them get back on their feet. As you can see here, just the house is definitely pretty lived in. It smells really bad in here. The seller has a tenant in here that kind of destroyed the property, and he doesn’t have any money to fix it up, to put a new renter in. You can see the floor looks pretty disgusting. Cabinets, it’s in pretty bad shape. Overall, we’ll need a decent paint job and also replace all the flooring in here, because the carpet is pretty messy.
Walking back here, it’s actually a four-bedroom, one and a half bath, which is pretty common for Augusta for these older layouts. It’s only half bath, one bathroom or one and a half bathroom for the houses built during the 50s to the 70s. They just did not want one-on-one bathrooms at the time. We have the three bedrooms in here, the first one, the second one and the third one in here. Like I said, he had a tenant, left a big mess in the house and the seller ended up having to hold the bag. If he doesn’t sell it fast to us, then he would a face serious issue, for sure. We love to help out homeowners in this kind of situations, since we buy houses in Augusta pretty fast. As you can see here, the bathtub is disgusting, same for the toilets and the vanity, so all of these have to be replaced. His only option is to sell it to one of the professional house buyers, like the ones at HBI Home Solution. That’s what we do.
