Augusta is a decent size Metro area and you’ll definitely see a difference when you drive across different parts on town. Real estate is all about LOCATION LOCATION LOCATION. Location affects the home value and how quick you can find a buyer for it. If you want to sell your house fast in Augusta, it is important to understand the location where your property is at. Without further ado, let’s jump right into the video.
I am going to mention these zip codes in terms of their price point and desirability. Higher price, more desirable area will be listed first, and then we go down the line.
- 30809 – Evans & Woodbridge
Hottest zip code around the Augusta area. Evans has the best school district in CSRA area and one of the best in GA. According to a few rankings, Evans is named the best city to live in America, which said a lot about the city desirability. Houses in these zip codes are the highest price around Augusta. If you need to sell your house fast there, you won’t have issue finding buyers. 100% houses we buy in this area will be flipped (buy, fix up, and resell). Just because house prices here are much higher than the rent we can get if we rent it out.
- 30907 – West Augusta & Martinez
I love this zip code. This is where I’m currently living. Part of the zipcode is in Martinez and the other half in West Augusta. Lots of great stores and restaurants here. Lower price than 30809, but still on a higher end for Augusta standard. We buy houses in this part of Augusta mainly for flipping, but we do own a small number of rentals in 30907.
- 30813 – Grovetown
Decent are to live and buy houses in Augusta. Grovetown is the city in this zip code. This is comparable to 30907 in terms of house price and desirability. Although 30907 has way more restaurants and good food. Close to Fort Gordon which is the main driver for the economy and population here.
- 30909 – West Augusta
This is in West Augusta. We buy houses here for both rentals and flipping. Price point is definitely lower than 30907 and 30813, but still has tons of great amenities. Several golf courses are in here, including the Augusta National. Not to mention this is home to the Augusta Mall, a decent spot for shopping. It’s a little closer to Augusta university than the other zip codes, which are attractive to students.
- 30815 – Hephzibah
This is the city of Hephzibah. Price point on average is comparable to 30909. But this zip code will provide you with a more suburban and rural feel of Augusta. Things are more quiet and spread out in here. Great spot for families who want to get away from the cities. We buy rental houses as much as flip projects in this zip code.
- 30904 & 30906 – Downtown & South Augusta
30906 is the southern part of Augusta. Has some nice blue collar working neighborhood but also some very rough streets. You’ll see more abandon building and run-down houses here. Major manufacturing employers around this zip code like Textron, Kimberly Clarke.
30904 is downtown Augusta and House price varied wildly in these zip codes street by street. But they are generally lower prices than the other zip codes mentioned previously. You’ll find million dollar home and $5000 house separated by a few blocks in 30904. The city is revamping the downtown area by offering tax incentives to fix up rough houses there, but it still has a long way to go. Because of the lower price point, we predominantly buy houses here to keep as rentals.
